Biggest mistake when touring homes

Not asking questions! 💬

Here are 5 questions I recommend asking when touring homes 👇

→ How long has the home been on the market?

→ How old is the roof, electrical, plumbing, HVAC, etc.

→ Are there currently any offers on the home?

→ What’s staying with the home? (ie. Washer, dryer, etc)

→ Are there any homeowner’s association with fees?

Moving during the holidays

Let’s chat about the holiday season and its impact on selling your home 🏡

Here are pros and cons of selling during the holidays:

🅿🆁🅾🆂 👍

☃️ Festive Atmosphere >> Homes often look their coziest and most inviting during the holiday season.

❄️ Motivated Buyers >> Serious buyers are out and about during the holidays. They may have a more urgent need to find a new home, making the process smoother.

☃️ Less Competition >> Fewer sellers list their homes during the holidays, which means your property has a better chance of standing out and selling faster!!

❄️ Year-End Tax Benefits >> Some buyers may be looking to make a purchase before the year ends for tax purposes, which could work in your favor.

🅲🅾🅽🆂 👎

🎄 Busy Schedules >> The holiday season can be chaotic for both buyers and sellers, with travel, family events, and shopping taking up a lot of time.

🎁 Weather Challenges >> Depending on your location, inclement weather can impact showings and the overall selling process.

🎄 Pricing Pressure >> Buyers may expect a deal during the holidays, so be prepared for potential negotiations on your asking price.

🎁 Decor Clash >> While festive decorations can make your home look appealing, over-the-top decor might distract potential buyers from the actual features of your property.

Ultimately, with the right preparation and mindset, you can have a successful home sale and still enjoy the holiday spirit 🎅🏼

One thing you NEVER do when you're buying a home

Make any large purchases!💵

Especially during the holiday times this could be hard NOT to do. But it’s very important in order for the transaction to close smoothly.

Here’s why ↓

First, it helps maintain the stability of your financial situation, which is crucial for the closing process.

→ Lenders often review your financial status before closing to ensure that you're still qualified for the loan. Making significant purchases could alter your finances and potentially raise concerns.

→ Secondly, large transactions during closing may impact the amount of cash you have on hand. The closing process often involves various fees, and having sufficient funds available ensures a smooth and successful closing.

Think of it as ensuring a clear and steady path to settling into your new home without any unexpected bumps along the way.

If you have any questions or concerns, make sure to speak with your real estate agent and mortgage lender🏡

Sellers who do THIS earn more money

Have professional photos taken!📸

Did you know that listings that use professional photography typically sell faster and for more money than homes with standard photos🤯

Studies have shown that 98% of homebuyers judge whether or not to walk through a property by first seeing the online listing photos.

First impressions are key! High quality photos bring buyers in the door.🚪

(Optional: As your agent, I will ensure that your listing is shown in its best light.

Pictures are the key to getting a home noticed, showings scheduled and therefore sold. This is why I include professional photography in my marketing package.)

Why is it so important to get an inspection when purchasing a home? 🛠

Inspection reports provide a thorough examination of the property, revealing any hidden issues or potential problems.

This helps buyers make informed decisions, negotiating repairs, and avoiding unexpected surprises down the road.🏚

They also help to protect the buyer.

👉 Most purchase agreements include a contingency clause that allows buyers to withdraw from the contract without penalty if the inspection reveals significant issues or if they are unable to negotiate satisfactory repairs with the seller.

→ It’s important to talk with your agent and understand the terms of the purchase agreement and inspection contingency before entering into a real estate transaction.

Don't wait until spring to buy a home...

Right now is a great time to buy a home for several reasons. ↴

01 – The real estate market is often less crowded.

02 – Some homeowners may be more motivated to sell in the winter, providing an opportunity for buyers.

03 – Buying a home now allows you to take advantage of potential tax benefits for the current year.

Buyers - I bet you didn't know this

You don’t need 20% down to buy a house 🤯

The amount of money you need for a down payment on a home can vary based on several factors but here are some general guidelines:

→ Conventional Loans: 5% - 20% down

→ FHA Loans: 3.5% down

→ VA Loans: 0 down

→ USDA Loans: 0 down

💰 It's important to note that a higher down payment can have advantages, such as potentially securing a lower interest rate and reducing the overall cost of the loan.

However, many people find it challenging to save a large sum for a down payment, especially in high-cost housing markets.

👉 Before starting the home buying process, it's recommended to consult with a mortgage advisor or lender to understand the specific down payment requirements for the type of loan you're considering.

If you need lender recommendations, message me today and I’ll send you some!

You may be closer than you think to owning a home 🏡

Better Than a Gift Under the Tree

First, make sure you 💾 SAVE this post to refer back to it later.

A mortgage-free month, what an amazing gift!🎁

𝗛𝗘𝗥𝗘'𝗦 𝗛𝗢𝗪 𝗜𝗧 𝗪𝗢𝗥𝗞𝗦

→ When you close on a house, there is often a gap between the closing date and the first mortgage payment.

This gap is not due to a special arrangement or benefit BUT is a result of the way mortgage payments are structured.

→ Your first full mortgage payment is typically due the first day of the second month after closing.

📆 For example, if you close on a house in December, your first mortgage payment is due in February.

📄 This structure allows the lender to align your payment schedule with the start of a new month and provides some time for administrative tasks related to the loan.

→ Please keep in mind that this is a general explanation, and the specific terms may vary depending on the lender and the terms of your mortgage agreement.

It's always a good idea to carefully review your loan documents and consult with your lender to fully understand the details of your mortgage and payment schedule.

💬 If you are looking for more questions to ask your lender, comment “QUESTIONS” and I’ll send you a full list so you’re prepared when meeting with your mortgage lender.

→ Home Buyers - This could mean more affordability, less negotiation, more buyer demand, and paying over list price.

If you’re looking for a house around that time make sure you connect with an agent that can help you put in a well-crafted offer and negotiate the best terms on your behalf.

→ Home Sellers - This could mean more negotiation power, a larger buyer pool, multiple offers, and less time on the market.

If you’re thinking of selling, it might be time to start making any necessary repairs, decluttering and prepping your home!
